This structure was located within a delightful setting and was originally used as the gardeners “Potting Shed” to the Mansion House. For many years it had remained disused and had sadly fallen into a state of disrepair.
The owner of the Mansion House decided to “downsize” but did not want to move away from the original family home. Conversion of the Potting Shed into a self-contained dwelling was the ideal solution. The project brief was to provide a traditional design incorporating high specification services, fixtures and fittings.
J S Surveying Associates developed initial conceptual design proposals which were fine tuned to meet all the client’s requirements. Once the final design was agreed, J S Surveying Associates obtained Planning Permission and Building Control approval
A detailed specification and design drawing package was prepared and competitive tenders sought from builders to construct the works. J S Surveying Project Managed the entire scheme from initial concept to agreement of the final account including site monitoring to ensure that the works were completed to the required high specification quality standards.
Solar panels were integrated into the pitched roof coverings, highly efficient thermal insulation materials were incorporated into the building fabric and underfloor heating provided throughout.
This attractive cottage with outstanding views and surrounded by open countryside was originally constructed with a small kitchen and bathroom facility.
The property owners wanted to create a larger bathroom and kitchen with a breakfast seating area to enjoy the views of their garden and open countryside.

The property owners of the single storey commercial outlet considered that their land asset was under-utilized and not providing the local community with a functional building that would help to develop the local high street and residential facilities.
Located within the Town Centre Conservation Area, the design needed to be sympathetic with the local surrounding environment.
J S Surveying Associates carried out a feasibility study to see how the plot of land could be best developed to provide maximum investment return and enhance the local community facilities.
Conceptual designs were developed into full detail design proposals. J S Surveying Associates obtained Planning Permission, Building Control approval assisting the client in completing a self-managed project throughout the entire construction process.
Increasing pupil numbers and an increase in pupils wishing to take science exams was a significant reason for this London Borough school to decide it was time to refurbish their science department. The science class facilities were also aged and in need of refurbishment.
J S Surveying Associates were engaged to prepare designs for remodelling the science laboratories. By carefully remodelling the layout, an additional science laboratory classroom was able to be provided within the original same area.
J S Surveying Associates carried out a full measured survey, condition assessment of existing services and working closely with the Head of Science Department and Bursar, prepared various feasibility designs to maximise the potential for classroom development. Feasibility budget costings were provided and updated as the initial schemes was developed to ensure that the costs were kept affordable and provided the maximum educational potential for the school.
Once the final layout and budget had been agreed, J S Surveying Associates prepared detailed drawings, specification, and tender documentation to obtain competitive contractors building costs.
Tenders were evaluated and once a contractor was appointed J S Surveying Associates project managed the entire construction process which was completed over a summer school holiday closure period. Regular weekly site inspections were made to ensure compliance with the specification, resolve any technical queries, agree variations to the contract and monitor progress against the contract programme.
Gas, water, electrical, heating, ventilation and fire detection services were upgraded, structural alterations, improvements to fire barriers and complete refurbishment was undertaken to provide the new facility.
The project was completed on time and with a significant financial saving achieved against the original order value.
The schools Dining hall providing meals for over 1000 pupils per day is also used for presentations, meetings, seminars and exams. Prior to the refurbishment project commencing, the walls were painted blockwork, the roof structure and underside of the roof deck was exposed and the general appearance was dated.
The school’s vision was to completely remodel the Dining Hall and upgrade the appearance to provide a more visually acceptable asset.
Extensive replacement of electrical and communication installations was incorporated with cabling concealed behind new wall paneling and a suspended ceiling system. New programmable intelligent colour changing low energy lighting, sound system and interactive display system was installed.
